Fortifying Your Future: Introducing the Statewide Property

Owners Association (SPOA)


Last month’s article highlighted one of MOPOA’s core missions: advocacy. While advocacy happens locally here in the Omaha metro, it also extends to a broader battlefield - the Nebraska Unicameral in Lincoln. Today, I want to introduce you to the organization that defends your real estate interests at the highest level in our state: the Statewide Property Owners Association (SPOA).


What Is SPOA?

SPOA is the unified, statewide voice for Nebraska’s rental housing providers. While MOPOA offers essential local education, networking, and day-to-day support, SPOA focuses squarely on legislative and regulatory issues at the Capitol. Together, MOPOA and SPOA work hand-in-hand to protect your rights and strengthen the foundation of your investment.


Your support for SPOA directly reinforces the legislative shield defending property owners from harmful or unbalanced proposals in Lincoln.


SPOA’s Core Mission: Advocacy at the Unicameral

SPOA’s mission is to champion the education, growth, and sustainability of Nebraska’s rental housing industry. This includes informing lawmakers, educating policymakers, and supporting the providers of the state’s most affordable rental homes—our “mom-and-pop” housing providers.


MOPOA contributes to SPOA to employ a professional lobbyist who works year-round at the Capitol to ensure your voice is heard on every bill that affects property rights and rental housing.


How SPOA Protects You

• Dedicated Lobbying

SPOA employs a seasoned lobbyist to proactively advocate for property owners and promote a healthy real estate investment climate.

• Defeating Harmful Bills

Since 2011, SPOA has successfully defeated or amended numerous proposals that would have imposed unnecessary burdens, increased costs, or added layers of regulation.

• Promoting Positive Legislation

Beyond defense, SPOA actively champions legislation that strengthens property rights,

encourages responsible investment, and supports a healthy, well-balanced rental market. A great recent example is the partnership between MOPOA and SPOA to help support, promote, and successfully pass legislation prohibiting rent control in Nebraska - a major win for property owners statewide!

• Educating Lawmakers

SPOA helps lawmakers understand a vital truth: More regulations = higher rents. Increased costs are ultimately passed along to tenants, and if small, local housing providers are regulated out of existence, supply decreases - driving rents up for everyone.

• Countering False Narratives

SPOA combats the misconception that property owners are “large corporations.” In reality, most members are small business owners housing thousands of Nebraskans - working families, students, and retirees - often without any government subsidies.
